Position: Vice President of Design and Construction

Position Overview

The Vice President of Design and Construction (VP) leads the strategic vision and execution of design and construction initiatives for new developments and major capital projects. This role manages the entire project lifecycle—from conceptual design and feasibility analysis through construction completion—ensuring projects meet design standards, budgetary goals, and operational objectives. The VP provides leadership over design integrity, construction quality, and external vendor/consultant relationships.


Key Responsibilities

Preconstruction & Planning

  • Lead feasibility analysis for new developments, including preliminary site layouts, budgeting, risk assessment, and evaluation of zoning or regulatory requirements.

  • Oversee design development to ensure architectural and interior concepts align with functional, aesthetic, and budget goals.

Design & Documentation

  • Review and provide guidance on architectural, engineering, and construction documents to optimize design and control costs without sacrificing quality.

  • Ensure standard operating procedures, “as-built” drawings, and project documentation are maintained.

Construction Oversight

  • Supervise construction activities to ensure compliance with design intent, quality standards, and applicable regulations.

  • Conduct inspections, walkthroughs, and punch lists to verify workmanship and contractor performance.

  • Participate in construction meetings, review plans, approve submittals, and provide recommendations for alignment with project goals.

Vendor & Consultant Management

  • Manage relationships with architects, engineers, contractors, and suppliers, including contract negotiation and budget oversight.

  • Foster strategic partnerships to mitigate risk and reduce costs.

Budget & Capital Management

  • Develop and manage annual capital improvement budgets.

  • Perform bid reviews, cost-benefit analyses, and project management oversight for capital improvement projects through design, bidding, construction, and closeout phases.

Leadership & Communication

  • Provide guidance, mentorship, and leadership to project teams.

  • Serve as a representative in meetings with internal teams, external partners, and stakeholders.

  • Support resolution of major repairs or structural issues, providing recommendations to improve physical integrity and operational efficiency.

Compliance & Standards

  • Maintain knowledge of building codes, zoning regulations, and sustainability standards.

  • Ensure all work is conducted in accordance with applicable laws and professional best practices.

Technology & Tools

  • Utilize design review and project management software, including CAD, Revit, Bluebeam, and Microsoft Suite.


Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field required.

  • Minimum of 10 years of construction project management experience.

  • Extensive knowledge of construction methods, materials, and disciplines, including site work, civil and utility, structural, mechanical, electrical, plumbing, finishes, and building envelope systems.

  • Ability to read and interpret construction, architectural, and engineering documents, including MEP plans, grading and utility plans, environmental reports, and technical details.

  • Strong financial acumen and experience managing budgets.

  • Proven ability to negotiate and enforce contracts effectively.

  • Demonstrated leadership, problem-solving, and decision-making skills.

  • Excellent communication skills, both written and oral, with the ability to convey complex information clearly.

  • Strong organizational skills, attention to detail, and ability to manage multiple projects simultaneously.

  • Ability to perform site inspections, including lifting or moving materials as required and working in various physical conditions.

  • Valid driver’s license and reliable transportation required.
